In one of Parramatta's biggest leases for the year, Australian Unity Home Care Services has agreed to a seven-year lease for an A-grade office at 56 Station Street in Sydney's west.
Australian Unity signed up for a 1103sqm full-floor office and a 406sqm ground-floor showroom on a net annual rent of $380 a square metre. It is expanding after winning the NSW tender servicing in-home care services.
CBRE's Luke Bryant and Stephen Panagiotopoulos negotiated the deal. 
A cafe with that please
Emirates Leisure Retail Pty Ltd has moved into 650sqm of refurbished office at PodCo's 187 Todd Road property in Port Melbourne after agreeing to a six-year lease.
Emirates will also open a cafe in the foyer of the building. Net annual rent was said to be about $200 to $300 a square metre.
Colliers International's Ben McKendry and Matt Cosgrave acted on the deal.
Elegant house share
Accommodation provider House Share Melbourne has secured a heritage two-level Victorian terrace at 34-36 Nicholson Street, Fitzroy, on a five-year lease.
The gross annual rent agreed is $210,000.
House Share will use the property to provide short and long-term accommodation to professionals, students and overseas visitors.
Knight Frank's Adam Jones brokered the deal for Ed Waters from BDS Projects, who represented the developer owner, VANDA.
Aircon Auburn
A private air-conditioning servicing business has leased a 1040sqm industrial property with office and warehouse at 3A Alexander Street, Auburn, in Sydney's west, for a net annual rent of $130,000.
JLL's David Lidgard and Marco Chiodo negotiated the five-year lease, with options, for a self-managed super fund.
Industrial action
K&D Traffic Management will move into a newly leased 1411sqm warehouse and office at Unit 2, 13 Stanton Road, Seven Hills, in Sydney's west, after agreeing to pay a net annual rent of $139,000 for five years. JLL's Marco Chiodo and Luke Jackson acted for a private owner.
Port Melbourne deal
A private owner-occupier has signed up for a 580sqm office and warehouse at 5/11 Salmon Street in Port Melbourne through CBRE's Daniel Eramo and Guy Naselli.
A private investor leased the property, which includes an office and a high-clearance warehouse, at an annual rent of $85,000.
A sign of the times
CV Signage Solutions will begin a two-year lease for a 210sqm industrial office and warehouse at Unit 8-15 Thackray Road, Port Melbourne, in Melbourne's Fishermans Bend precinct.
Lemon Baxter's agent Ned Kukic negotiated the deal at a net annual rent of $214 a square metre for a private investor.
Hastings Street grows
New Zealand fashion label   Augustine International is opening its first Australian store in Noosa Heads, on the Queensland Sunshine Coast, after agreeing to a 2.5-year lease with options.
  Augustine will reside at the 46sqm retail lot No.8 at 41 Hastings Street. Ray White's Paul Butler and Paul Forrest negotiated a net annual rent of $174,720 for a private landlord.
Toothpaste gets new home
Dental distributor Henry Schein Halas (HSH) has moved to a newly leased ground-floor office and showroom in Milton, Queensland, after outgrowing its West End headquarters.
CBRE's Michael Skarparis and Mel Pikos negotiated the 10-year lease at 8 Gardner Close for Heathley Ltd.
HSH will pay a gross annual rent of $320,000 for the 735sqm property with 16 car spaces.
The company will get a fit-out contribution and rental abatement as an incentive.
Extra space
4DX Pty Ltd has sub-leased 240sqm of office space at Level 5, 468 St Kilda Road from Synergy Metals Pty Ltd at a gross annual rent of $410 a square metre.
Colliers International's Vincent Tran and Ben McKendry brokered the two-year lease.
