The landmark Atrium building on the corner of St Georgeâ€[TM]s Tce and King Street has secured a long-term commitment from mining services provider Fluor Australia.
Lloyd Collins Property Consultants said the deal was struck on the back of significant energy efficiency improvements to The Atriumâ€[TM]s building plant and equipment.
The building has reduced energy outgoings every year, with its total chiller electrical consumption dropping from 245,000 kWh in 2011-12 to 136,000 kWh in 2014-15.
Fluor, which initially moved into the Atrium in 2005, signed the 10-year lease over a 2143sqm office.
Leasing negotiator Paul Collins of Lloyd Collins Property Consultants said the deal struck on behalf of owner Dradgin included an incentive package worth more than 30 per cent in the form of a rent free concession period.
Health Department employ-ees spread across several different offices will soon be able to work together at a 3800sqm office at WorkZone East in the city.
In one of the biggest leasing deals of the year, the department will occupy 3837sqm over levels one and two of WorkZone East for an undisclosed sum for about a decade.
Knight Frank director of leasing Greg McAlpine said the department was subleasing from Leighton Contractors, which bought the five-star, green-star rated facility from Charter Hall in 2013 but never took up residence.
He said the department was attracted to the building partly because it was close to public transport, the buildingâ€[TM]s strong commitment to sustainable and energy-efficient operations and an interconnecting staircase between the first and second level.
Knight Frankâ€[TM]s Ian Edwards said WorkZone East was one of two, modern office buildings developed by Charter Hall in 2013 on a large site at 202 Pier Street.
Famous Footwear has moved into Murray Street Mall, stepping into the closed Shoe Show site to create its biggest store footprint ever.
CBRE acted quickly to fill the 370sqm basement space, identifying Famous Footwear as the ideal fit. The basement is located in the western half of the Murray Street Mall â€" the hottest retail zone in the Perth CBD, which continues to see intense retailer interest and attract sharp rental premiums.
CBREâ€[TM]s Craig Olde, who brokered the deal, said basement space in the CBD ranged from being unlettable at any rent, or was priced in the sqm$300 to sqm$700 gross range.
While not disclosing the rental value, he said it was a bargain price for a Murray St location, where some retailers paid sqm$4500 to sqm$6000.
â€oeNear the top end of this range for basement rents, Famous Footwear has accessed 370sqm of retail space in the super prime strip at less than quarter of the rent others pay immediately above them in the nearby precinct,†Mr Olde said.
Primewest has put a large 8ha parcel of land in Perthâ€[TM]s burgeoning south-east industrial precinct of Forrestdale on the market.
Savills WA said the property at 87 Allen Rd had the potential to develop buildings of up to 40,000sqm.
Matthew Hopkins, associate director of industrial and business services at Savills WA, said the south-east corridor was experiencing a flurry of activity with Hitachi starting construction of a new $100 million facility, also on Allen Road.
Landcorp had also started developing its 31ha Crossroads Industrial estate in the same precinct.
â€oeRecent activity in Perthâ€[TM]s pre-commitment leasing market has led to a relative lack of options for tenants seeking industrial premises on fully serviced, ready-to-develop land,†he said.
The developers behind the striking Halo on Mount Street apartments complex have received the green light for a new $26 million neighbouring complex.
Baltinas Made property development group and Baltinas Architecture will create an eight-level residence, called Camilla, at 37 Mount St, alongside Halo, the striking building with round windows that abutts the freeway.
Camilla will feature two and three-bedroom penthouses and 19 two-bedroom, two-bathroom apartments.
Barr Baltinas, founder of both the eponymous architecture and property development firms, said he was excited about another development on the picturesque street.
â€oeAs a development, Camilla reflects all that Mount Street is â€" itâ€[TM]s elegant, feminine, sophisticated, bright and full of natural sunlight and fresh air,†Mr Baltinas said.
The development features Baltinasâ€[TM] trademark winter garden balconies that can be closed to allow year-round use.
The complex will include bicycle storage facilities, basement storage, solar panels, and a roof garden. The two-bedroom apartments will be priced from $855,000 to $1.25 million.
The penthouses will have their own swimming pools, barbecue and bar areas.
The two-bedroom apartments will range from $855,000 to $1.25 million.
Construction is due to start next May.
